As a hotel-only lender, we understand lodging intimately, and can make a credit decision utilizing proforma based underwriting for a value-add or transitional asset. Bridge

  • LOAN PURPOSE

    Acquisition, conversion, refinance, discounted purchase option or note purchase.

  • LEVERAGE

    LTC/LTV: Up to 75%.

  • LOAN AMOUNT

    $5MM – $50MM. Larger loan amounts considered on a case-by-case basis.

  • INTEREST RATE

    Fixed Rate starting at 8.5%; Floating Rate starting at 500 basis points.

  • TERM

    2-3 Year initial term, plus extension options.

  • AMORTIZATION

    Up to 36 months interest only, 25 year amortization, thereafter.

  • RECOURSE

    Non-recourse is available.

Construction

  • LOAN PURPOSE

    Development of new hotels in strong secondary markets.

  • LEVERAGE

    Up to 70% LTC

  • LOAN AMOUNT

    $10MM – $30MM, larger projects considered on a case-by-case basis.

  • INTEREST RATE

    Starting at 700 basis points

  • TERM

    3 years, plus extension options.

  • AMORTIZATION

    Interest only, 25 year amortization during extension options.

  • RECOURSE

    Completion guarantee required.Personal and/or corporate guarantees.

Permanent

  • LOAN PURPOSE

    Refinance or acquisition of a stabilized asset.

  • LEVERAGE

    Up to 65% as-is LTV

  • LOAN AMOUNT

    $10MM – $50MM

  • INTEREST RATE

    Starting at 250 basis points

  • TERM

    5, 7 or 10 years.

  • AMORTIZATION

    20 to 30 year amortization.

  • RECOURSE

    Non-recourse, bad-boy carve-outs required

  • PREPAYMENT

    3 years Yield Maintenance, open prepay, thereafter.

Mezzanine/Preferred Equity

  • LOAN PURPOSE

    Recapitalization, Construction take-out, Gap Financing.

  • LEVERAGE

    Subject to review of the transaction.

  • LOAN AMOUNT

    $3MM – $30MM

  • INTEREST RATE

    Starting at 1100 basis points.

  • TERM

    Coterminous with senior mortgage.

  • AMORTIZATION

    Interest Only

  • RECOURSE

    Personal and/or corporate guarantees

CAPEX / PIP Renovation

  • LOAN PURPOSE

    Branded hotel PIP renovations. FF&E for hotel development, conversion, or renovation.

  • LEVERAGE

    Up to 100% of brand mandated PIP’s

  • LOAN AMOUNT

    $1MM – $5MM

  • INTEREST RATE

    Starting at SOFR + 700 basis points

  • TERM

    7 years.

  • AMORTIZATION

    24-Months Interest Only; self-amortizing thereafter

  • RECOURSE

    Personal and/or corporate guarantees
